Can I get a mortgage if I'm self-employed and write everything off?

Yes. Bank statement loans qualify you on 12–24 months of business or personal bank deposits instead of tax returns, and 1099 and P&L programs exist too. This is the core of James's practice — he has structured self-employed files since 2002 and knows which lender actually says yes to your write-off profile.

What is a non-warrantable condo, and can it still be financed?

A condo becomes non-warrantable when the building fails Fannie Mae / Freddie Mac rules — too many investors, pending litigation, low reserves, one owner holding too many units. It can absolutely still be financed through portfolio and non-QM lenders. James is well-versed in current Fannie and Freddie condo-warranting rules in South Florida, so he knows before you write the offer which bucket the building falls in.

What's today's mortgage rate?

There is no single "today's rate" — your rate depends on credit score, down payment, property type, loan program and how the loan is structured. As a broker, James shops your exact scenario across multiple wholesale lenders instead of quoting one bank's sheet. The honest answer is a quick conversation, not a number on a banner.

How much money do I need to buy a home in Florida?

Often less than you think. Conventional loans start at 3% down, FHA at 3.5%, and VA can be zero down. Florida buyers may also qualify for down payment assistance such as the Hometown Heroes program. Budget for closing costs too — typically 2–5% — though seller and lender credits can offset them.
